NYSERDA Seeks Listing Broker For STEP

The New York State Energy Research and Development Authority (NYSERDA) seeks proposals from experienced commercial brokers with a local, national, and international presence or network to work with NYSERDA to market, attract and secure tenants for the Saratoga Technology + Energy Park (STEP).

The Listing Broker will work with NYSERDA staff to identify potential tenants; work with potential owner-occupied tenants and developers to secure ground leases at STEP; provide NYSERDA with lists of referrals and prospective developers and tenant companies; provide timely market analysis and research; develop a marketing plan for STEP; attend trade shows to promote STEP; and attend meetings with stakeholders as necessary. Generally, the Listing Broker will be compensated standard commissions by NYSERDA upon securing tenants and closing on standard ground leases for STEP buildings. All space within STEP must be occupied by tenants whose business relates to NYSERDA’s clean-energy and environmental statutory mission.

NYSERDA will enter into a contract with one commercial real estate brokerage firm for a 2-year term with three 1-year renewal options at NYSERDA’s discretion. The contract will provide exclusive brokerage rights and confer the preferred status of the firm to be the conduit between NYSERDA and selected developers and/or tenant companies.
