Temporary Space Options

STEP is using the existing facility as temporary space for any firm that needs to grow or temporarily expand. This facility is located at 10 Hermes Road at STEP. It was constructed circa 1970 and renovated over the last two years.

10 Hermes Road is a 23,000 square foot manufacturing and office building. There is approximately 6,000 sf of office, conference room and storage space, with a break room and bathrooms and showers in the front third of the building. The building's facade is stone masonry, with a main entrance and two side entrances. Behind the offices is a roughly 5,000 sf composite laboratory, and 2,500 sf of assembly or manufacturing space. The back third of the building is comprised of 8,000 sf of production space, including a 500 sf polymer lab with 12 hoods. A unique feature that many firms find advantageous is the 1,225 sf fully enclosed tower. The tower is 87 ft high and capable of supporting a plethora of test programs.

Since 2003, NYSERDA has embarked on an extensive renovation program of this facility. This included a new energy-efficient HVAC system, specifically designed for wet lab use in specific sections of the building. Double pane glazed windows were installed throughout the building, and walls have been insulated to current best practices. Complete broad band telecommunications is available throughout the facility. The site is serviced with natural gas, and electricity. Presently, it is being connected to municipal sewer, and the areas private water system.
